We work with Local Authorities to establish empty properties within the district, making cash offers to purchase the properties. Following the sale of the property, we will arrange for our power team of trades people to complete any necessary works to ensure it is available to let as high quality housing for our registered social housing or supported living providers.
Sourcing for Other Landlords
We liaise with our registered social housing and supported living providers to establish the demand in an area, reaching out to landlords with appropriate properties to let. We then work with the landlord to ensure the property is safe and suitable, before connecting them with our providers and creating the best deal for all parties, including those in need of housing.


“Flips” or Assisted Sales
Any properties that do not fall under the scope of social housing or supported living will be fully refurbished to an exceptional standard whilst making best use of the space within the property and land, using our highly experienced and talented team of trades people. They will then be marketed for sale with the uplift in value, bringing another empty property back into use.
Deal Packaging
Further to this, if we become aware of any properties that are not suitable for social housing or supported living, and we are unable to “flip” ourselves, we will fully package these deals and sell them to other keen property investors. Any properties that do not fall under the scope of social housing or supported living, but can be used to house multiple individuals, are licenced and managed as HMO’s. This is particularly popular in areas, like Luton, with excellent connections to London, near hospitals, universities, contruction sites or large factories. And we only know how to deliver the best service to both our landlords and residents.
Short-Term Holiday Lets
Further to this, if we have any properties that are not suitable for HMO’s, we offer short-term holiday lets in areas that are nearby attractions or airports, such as Bedford or Luton. Both of these strategies fall under the “rent to rent” umbrella, where we can guarantee rental income for a longer period than an assured shorthold tenancy can offer. This is why this option is so attractive to landlords.
